Built for the people who manage the property, not just the ones living in it
Strata managers, property managers, landlords and agencies all need the same three things from a pest contractor: the job done properly, a technician who turns up when the tenant is expecting them, and paperwork that closes the file. We are licensed and insured, Cm3 prequalified, and we work to the vacate date or the committee's timeline rather than our own.
- Strata common property — roof voids, subfloors, shared wall cavities, bin rooms and grounds
- End-of-lease treatments worked around the vacate date
- Documentation for the agent once the treatment is done
- Bookable by the tenant, the landlord or the agent — whoever holds the job
- Interior treatment, exterior perimeter treatment, subfloor and roof void coverage
- Family- and pet-safe treatments, so tenants can move back in
What we get called for
End of lease
Flea treatment plus a general pest treatment, worked around the vacate date, with documentation for the agent afterwards. Bookable by the tenant, the landlord or the agent.
Strata & common property
Rats and mice moving through roof voids, subfloors and shared wall cavities are a scheme-wide problem, not a single-unit one. We treat the shared structure, not just the unit that reported it.
Between tenancies
Cockroaches, ants, spiders, silverfish, fleas and rodents cleared before the next tenant walks in — interior, exterior perimeter, subfloor and roof void.
Ongoing protection
Most properties stay protected with a treatment every 6 to 12 months. For a portfolio that means one recurring arrangement instead of a call-out every time a tenant reports something.

How a property job runs
- 1
Tell us the address and the deadline
Call or send the form with the property address, who holds the key, and the date it has to be done by. If it is an end-of-lease job, the vacate date is the only date that matters and we work to it — same-day service is available.
- 2
We treat
Interior treatment, exterior perimeter treatment, and subfloor and roof void coverage where the property has them. Treatments are family- and pet-safe, so the property can be handed over without a long stand-down.
- 3
You get the paperwork
Documentation for the agent once the treatment is complete, so the file closes and the bond conversation has something behind it.

Frequently Asked Questions
The questions we get asked most — answered plainly. Call 02 4217 0117 any time if yours isn't here.
Get my free quoteCan you do an end-of-lease pest treatment before the vacate date?
Yes — that is the most common property job we run. We treat for fleas plus a general pest treatment and work around the vacate date, and you get documentation for the agent once it is done. Same-day and next-day bookings are available, and the job can be booked by the tenant, the landlord or the agent. Call 02 4217 0117 with the address and the date it has to be finished by.
Who can book the job — the tenant, the landlord or the agent?
Any of the three. We just need the property address, who is holding the key or meeting us on site, and the deadline. We will send the documentation to whoever needs it for the file.
Do you treat strata common property as well as individual units?
Yes. Rats and mice move through roof voids, subfloors and shared wall cavities, so treating only the unit that reported the problem rarely resolves it. We treat the shared structure — roof voids, subfloors, wall cavities, bin rooms and grounds — as well as the affected units.
Are the treatments safe for tenants and their pets?
Our treatments are family- and pet-safe. We will tell you plainly on the day whether there is any short stand-down before people and pets return to the treated areas, so you can plan the handover around it.
Do you issue a building or structural report with the treatment?
No. We are licensed pest technicians, not licensed building inspectors. We identify and treat pest activity and give you documentation covering the treatment we carried out. We do not issue formal building reports, assess structural impact, or carry out structural repairs — that work needs a licensed builder, and we will tell you plainly if you need one.
Can you handle a portfolio rather than one-off call-outs?
Yes. Most properties stay protected with a treatment every 6 to 12 months, which for a portfolio means one recurring arrangement instead of a reactive call-out each time a tenant reports something. Call 02 4217 0117 and tell us how many properties you manage and where they are.

What Is Cm3 Prequalification?
Cm3 is an independent check that a contractor's safety systems, insurances and licences are in place and current. It is a safety prequalification, not a rating of their trade work.

Who Pays for Pest Control in a Strata Building?
As a general rule it follows the common-property line: the owners corporation deals with pests in common property, and the lot owner with pests confined inside their own lot.
