How baiting eliminates a colony
Killing the termites you can see does very little — the colony that sent them is somewhere else, and it simply sends more. Baiting works with that behaviour rather than against it. Bait is placed where termites are actively foraging; they feed on it and carry it back through the colony, so the effect reaches the nest and the individuals you were never going to find. It is slower than a spray and far more thorough, which is the trade you are making.

What ongoing monitoring involves
A baiting system is not finished on the day it goes in. The stations are checked on a schedule so we can see whether termites have found them, whether the colony is responding, and whether new activity has appeared somewhere else on the property. That record is the real value of a monitored system — it tells you what is happening under your house between inspections, instead of leaving you to find out when damage becomes visible. We inspect first
We assess the interior, exterior, subfloor, roof void and surrounding grounds with specialised detection tools, and report on any current activity, previous damage and risk areas. Where termites are foraging determines where bait goes, so this step is not optional.

We place the bait where they are
Bait is installed at the workings and at the points around the property where subterranean termites are most likely to travel. Placement is the whole game — bait that termites never encounter does nothing at all.

We monitor and service
Stations are checked on the agreed schedule. We track whether the bait is being taken, how the colony is responding, and whether anything new has appeared, and we tell you what we found each time rather than only at the end.

How long does baiting take to work?
Longer than a spray, and that is the point — the bait has to be found, fed on and carried back before it reaches the colony. How long that takes depends on the size and activity of the colony and the time of year. We will not give you a fixed timeframe up front, because anyone who does is guessing; what we do give you is monitoring, so you can see the progress rather than wait in the dark.
Is baiting better than a chemical soil barrier?
Neither is better in general — they solve the problem differently. A barrier treats the soil so termites cannot reach the structure without crossing a treated zone. Baiting works with termite foraging behaviour to eliminate the colony itself, with ongoing monitoring. Baiting is often the better fit where the construction, slab or landscaping makes a full barrier impractical. We assess your property and explain both, with costs, before you decide.

Will baiting stop termites coming back?
Baiting eliminates the colony it is working on. It does not make a property permanently immune — there are other colonies, and conditions on a site change.
