Kitchenettes, bins, deliveries, shared roof voids and neighbouring tenancies all feed the same problem, and in a tenanted building the source is frequently not your floor at all. In a shared building, one tenancy is rarely the whole story
Rodents and cockroaches move between tenancies through roof voids, subfloors and shared wall cavities, so treating a single floor repeatedly is money spent on someone else's problem. Where the pressure is clearly building-wide we will say so, and give you what you need to take to the building manager or strata committee.
If you look after more than one site, one arrangement beats six call-outs
Office and workplace enquiries usually come from a facilities manager, office manager or EA who is responsible for several tenancies at once, sometimes across a business park and sometimes across towns. Handled as separate reactive call-outs, that becomes six invoices, six different visit dates and no way to show anyone the whole picture. Yes. Our team operates 24 hours a day and most offices prefer treatment after close so nobody is disturbed and no desk has to be cleared during work time.
We are one tenancy in a larger building. Is that a problem?
It is workable, but worth understanding: rodents and cockroaches travel between tenancies through roof voids, subfloors and shared wall cavities. We treat your space and the shared areas we can access, and if the source is clearly building-wide we will tell you plainly so it can be raised with the building manager or strata committee.
Is it disruptive to staff?
It should not be. We work out of hours where possible, treatment goes into voids, perimeters and service areas rather than across desks, and our products are family- and pet-safe.
Do you handle multiple sites?
Yes. If you run several offices or a business park, tell us how many sites and where when you call and we will set one recurring arrangement across them rather than separate call-outs.
The problem is always around the kitchenette. Why there?
Because it is the only part of an office that behaves like a kitchen, without being cleaned like one. A shared sink, a bin that goes out when someone remembers, crumbs under the toaster and cardboard from deliveries stacked beside it will hold a cockroach population on their own. We treat the kitchenette, the bin room and the cavities and voids behind them rather than the desk area, and the practical fix on your side is usually bin frequency and what gets stored next to it.
We are moving out of a tenancy — do we need a treatment for the make-good?
Check the lease first, because commercial make-good clauses vary and some name pest treatment explicitly while others do not. If yours does, or the incoming tenant asks for it, we can treat the tenancy before handover and give you the treatment record for your file. Tell us the handover date when you call so it is not booked for the week you are already moving.
