Older homes, timber, and why termites matter here
Termites need timber, moisture and access, and a great deal of Highlands housing offers all three - established gardens, timber decking and verandahs, retaining walls, garden beds against the wall line, and subfloors that stay damp through a cold winter. In many cases there are no obvious signs until significant structural damage has already occurred, which is why an annual professional inspection is the standard recommendation rather than waiting for something to become visible.
European wasps, and why the Highlands sees them
European wasps do better in cooler country than they do on the coast, and the Highlands is exactly the kind of climate they favour. Unlike a paper wasp nest under an eave, a European wasp nest is usually hidden - in a wall cavity, a roof void, a compost heap or a hole in the ground - and it keeps growing through summer and into autumn. They are aggressive when disturbed, they can sting repeatedly, and they will work a barbecue or a bin from metres away. Do not try to treat a nest yourself. What we are licensed to do - and what we are not
We are licensed pest technicians. That covers pest treatment and timber pest inspection, which reports on termites and other timber pests. It does not make us licensed building inspectors, so we do not carry out combined building-and-pest inspections. If you need a building report as well, you will need a licensed building inspector alongside us - and we would rather tell you that up front than after you have booked.

Is termite risk higher on an older Highlands property?
Age itself is not the risk - timber, moisture and access are, and older properties tend to have more of all three. Established gardens against the wall line, timber decking and verandahs, retaining walls and a subfloor that stays damp through a cold winter all help termites reach the structure unseen. Annual professional inspection is the standard recommendation, because by the time damage is visible it is usually significant.
Why do I get mice indoors as soon as it turns cold?
Because your house is warmer than everywhere else. Rodents move indoors as the temperature drops and settle in roof voids, wall cavities and behind appliances, and in a colder region that pressure starts earlier and lasts longer. Treating only what you can see tends to buy a quiet few weeks; we treat the harbourage and travel routes and identify the entry points that let them in.
Do you do building and pest inspections?
We do timber pest inspections, which report on termites and other timber pests, and we are licensed for that work. We are not licensed building inspectors, so we do not provide a combined building-and-pest report. If you need both, you will need a licensed building inspector as well - we will tell you that before you book, not after.
Do you treat sheds and outbuildings as well as the house?
Yes, and on a larger Highlands block that is often where the problem actually starts. Rodents nest in sheds and move to the house as it cools, and spiders and wasps build in outbuildings. Treating only the house leaves the source intact.
